Verbal Boundary Description

Colonial Place Historic District is located on a peninsula that juts northward into the Lafayette River, north of the City of Norfolk. The river distinctly forms the northern boundary of the neighborhood, with Knitting Mill Creek forming the western edge and East Haven Creek defining the eastern border. Mayflower Avenue encircles the peninsula on the east, north, and west sides, providing vistas of the water. The southern boundary is 38th Street, excluding those resources on the southern side of the street. The district consists of 202 acres of the approximately 220 acres of the original subdivision.

Boundary Justification

The boundaries of the Colonial Place Historic District generally follow the outline established by the subdivision plat submitted to the Norfolk County Land Records Office in 1903. The boundaries of the historic district exclude the buildings constructed south of 38th Street, a major transportation corridor that is laid diagonally. Historically, although included on the 1903 plat, the developers omitted this area from the neighborhood soon after its subdivision because it was viewed as contrasting to the grid system so carefully laid out in Colonial Place. Furthermore, the Lafayette Towers at the intersection of Mayflower Avenue and Delaware Avenue has been excluded. This high-rise building is an apartment complex that is not consistent in form, date of construction, style, and type to the contributing resources of Colonial Place. The building is located on the eastern boundary of the historic district, and therefore has been excluded. A few non-historic buildings located along Mayflower Avenue on the east side are included in the district as these single-family resources are consistent with their historic neighbors in use, form, ornamentation, and scale.
